Cash Offers vs. Financed Offers: What Sellers Should Know
You may have heard the term 'cash offer' thrown around when selling a home, but what does it actually mean for you as a seller, and how does it compare to a traditional financed offer?
A cash offer means the buyer isn't relying on a mortgage lender to fund the purchase. That removes several steps from the process: no bank underwriting, no appraisal contingency tied to a loan, and no waiting on a lender's timeline.
Financed offers can still be strong, but they carry more risk of falling apart. If the buyer's loan is denied, or the appraisal comes in low, the deal can collapse days before closing, sending you back to square one.
Speed is the other major difference. A financed sale often takes 30-45 days to close after an accepted offer. A cash sale can close in as little as 7-14 days, which matters if you're relocating, managing an inherited property, or need funds quickly.
The tradeoff is usually price: cash offers are often lower than top-market financed offers because the buyer is taking on the property as-is and paying for that speed and certainty. For many sellers, the certainty of a guaranteed closing outweighs chasing the highest possible number that might never close.
If you're deciding between a cash sale and a traditional listing, BK Realty Ventures can lay out both paths for your specific property so you can compare them side by side.
