From Purchase to Resale: How Value-Add Investing Works
Not every investment property is meant to be held long-term. Some of the best opportunities come from buying a property that needs work, improving it, and putting it back on the market at a higher value. This is often called a value-add strategy, and it's a core part of how BK Realty Ventures operates.
The process starts with identifying a property with real upside: good bones, a strong location, but held back by deferred maintenance or an outdated layout. From there, we work with local contractors and partners to plan a renovation that maximizes value without overspending.
Once the work is complete, the property is typically listed with a local real estate agent to reach the widest pool of buyers. This is different from our direct, off-market purchases: the renovated property goes to market to capture full retail value.
This approach benefits everyone in the chain. The original seller gets a fast, no-repair sale. The neighborhood gets an improved property. And the eventual buyer gets a move-in ready home they may not have found otherwise.
If you're a contractor, agent, or fellow investor interested in partnering on a value-add project, or a seller with a property that could use some work before it hits the market, BK Realty Ventures would like to hear from you.
